Why Mouse Issues Almost Always Mean an Open Building Envelope

A single mouse in your kitchen is rarely “just one mouse.” It usually means there’s a pathway from outside (or from a wall void connected to outside) that’s been used for a while. Treatment without finding the pathway is a temporary patch:

  • Mice climb. Don’t just look for ground-level gaps. Mice climb stucco, brick, and siding to reach roof line gaps. We inspect from foundation to ridge.
  • Pipe penetrations are the #1 entry point. Plumbing chases, HVAC line sets, dryer vents, electrical service entries โ€” every penetration through the building envelope needs a seal that excludes mice (steel wool packed in caulk, or copper mesh + foam).
  • Vehicle engine bays are a Florida-specific issue. Mice nest in engine bays and chew wiring harnesses. We see this at least monthly in customer cars and RVs.

We seal aggressively, set traps at active feeding points, and sanitize affected pantries and surfaces. Where mice have been in attic insulation heavily, we replace contaminated material. Follow-up at 7โ€“10 days confirms the seal held.

Mouse vs. Rat

Most homeowners assume scurrying in the wall is a “mouse” but it’s often a young rat. The two species need different treatment plans, so accurate ID matters.

  • House mouse. Body 2.5โ€“3.75 inches plus tail. Droppings 1/8โ€“1/4 inch, rice-shaped.
  • Young rat. Body and head proportional to tail. Droppings closer to 1/2 inch, capsule-shaped.

If you’ve seen one, assume there are 10โ€“20 more you haven’t seen. Mice live in social groups and breed every 3 weeks. Visible activity is a small fraction of the actual population.

Same reasons we don’t use them for rats: dead mice in walls, pet/family risk, and it doesn’t address the entry pathway. We trap actively and seal aggressively.
